STEP ONE: MARKET UPDATE
 
Your search begins with an update of market conditions.
What type of market are we currently experiencing, buyers, sellers, or balanced.
We will discuss current interest rates and what the recent trends have been.
 
STEP TWO: THE SEARCH
 
We will perform market research of available homes that fit within your criteria and budget.
We will then go out and look at the homes that you have selected that met your needs from our research.
As we look through the properties, we will narrow the selection down to the ones in which you have a genuine interest and weigh the positives and negatives of each.
We will make the process of buying your home easier, and help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties and help you through the myriad of details attending the actual purchase.
 
STEP THREE: NEW HOMES, FSBO’s, OPEN HOUSES, SIGNS & AD CALLS
 
My goal is to assist you in obtaining a home within the realm of your budget.
When you see a sign in a yard or an ad in the paper and want more information, just give me a call. I can access the MLS System, contact the listing agent, or a For Sale By Owner and get you the information you need.
When you go to an Open House or New Home site, let the agent know that you are working with me as your agent and give them my card.

Assist in interpreting builders’ floor plans, condo documents, and other documentation.

STEP FOUR: THE LOAN
 
I will help you find the loan program that is right for you.
Pre-qualification approves you for up to a certain mortgage amount, even before you look at your first home.
Your information will be handled by one of our qualified lenders to get the loan process underway.
Pre-qualifying for a loan makes you an appealing buyer in the eyes of the seller.
 
STEP FIVE: PREPARING THE OFFER
 
When you have a made a decision, we will review the following items; availability of similar homes, sales of recent homes, interest rates, activity at the property, time on the market, market trends, any potential change in zoning, and then review the area tax maps.
After taking all of these items into consideration, we will determine the best price for you to offer.
The next step is to prepare the offer.
We will review all of the forms associated with buying a home such as the agreement of sale, the home inspection and radon contingencies, home warranty, etc.
 
STEP SIX: NEGOTIATING THE OFFER
 
At this point I will send your offer over to the listing agent for them to present to the sellers.
If your first offer is not accepted and we receive a counteroffer back, we will work together to reach a compromise so every one will be satisfied with the final terms and conditions.
Once the offer is ratified by all parties, I will send the information to your lender, attorney to arrange a settlement time and date.
 
STEP SEVEN: INSPECTION TIME
 
We will arrange for a home inspection, radon inspection, any environmental inspections you deem appropriate, well & septic tests as necessary and wood destroying insect evaluations to help you better evaluate the home.
My professional guidance and experience will help ensure that any irregularities in any of these inspections will be brought to your attention and negotiated between all parties to your satisfaction.
 
STEP EIGHT: THE HOME OWNER’S ASSOCIATION
(when buying a Condominium)
 
I will help you review the home owner’s association documents to ensure that all approvals were obtained for any additions, decks, patios, etc. that were done to the house; that there are no pending special assessment fees; that there are no pending actions or law suites against the association; that there is plenty of money in reserves and if applicable that the project is approved for FHA or VA loans with the proper owner occupancy/investor ratio.
We will review the restrictive covenants and how they may apply to your situation.
We also want to make sure that the owner’s are not in arrears for their dues and if so that they will be paid up at settlement.
 
 
STEP NINE: THE HAPPY HOMEOWNER!
 
We will keep in touch regarding any issues that may arise, status of your loan, post home inspection issues, and resolve any challenges.
Finally, we will conduct the final walk through and attend settlement. You will become a happy homeowner and another satisfied client!
